This phase begins with design development, integrating feedback from the contractors and any small design changes that you request. Consulting engineers may be brought in at this time, depending on the scope of the project.

GENERAL NOTES (Example)

1. All material and workmanship shall conform to the requirements of the drawings, notes, specifications, and all applicable codes and ordinances. 1997 UBC & SBC governs.

2. Verify grades, dimensions, property line locations, setbacks and existing conditions at the site. Notify architect of any discrepancies between drawings and actual conditions prior to start of work.

3. Dimensions shown are as follows, unless otherwise noted:A. To exterior face of concrete.B. To exterior face of stud.C. To center line of colmuns and center line of footings.D. To interior stud at interior partitions.

4. et cetera. . .

Construction drawings are necessary to secure a building permit and to document the decisions made during the design process. They include site plan, floor plans, structural plans and details, sections, elevations, details, and notes.

Permit facilitation is included in this phase. Rena Klein FAIA will prepare plans for submittal to the governing municipality and follow their progress as they move through the permitting process.
